Statutory categories

Florida law specifies the categories of records HOAs must maintain. Public documents are freely accessible; owner-level documents require sign-in.

Annual budgets, proposed budgets, financial statements, and quarterly/annual financial reports.

Current insurance policies covering the association, including property, liability, and fidelity coverage.

Contracts for services, executory contracts, and competitive bids for association work.

Conflict of interest disclosures and related documentation as required by Florida law.

Director certifications and acknowledgments as required by FS 720.3033.

The association's records retention policy and related documentation.

Meeting minutes and records of the association, including board and member meetings.

Annual affirmation of compliance from the community association manager per FS 468.4334(3)(b).
